If you are thinking about selling your home one of the first things that may come to mind is how much can we get for our house. If you’re not thinking about this, then you should. Because in this hot real estate market there is no need to leave any of your hard-earned money on the table for the next owner. I see it all the time and you know who is really capitalizing on it? The I-buyers. Those are the home buying companies out there using crazy wall street money to buy properties right now for more than normal and sticking their sign in the ground the next day and trying to sell for even more.

Good Comps (Comparable) help, but!

Let’s say you have decided to sell, and you have met with one of 10 realtors you know to get their advice and possibly let them list your home. A good realtor is going to meet with you and go over the home selling process, even if you’ve sold a property before this market right now has brought on a few changes that every homeowner should get familiar with. The good comparable of what your home maybe worth compared to what other homes are worth or sold for will help come up with a listing price, I say help. The market is changing so fast today your home could be worth 5k more in one month or less. But right now, it doesn’t look like the real estate market is going down anytime soon. But you never know.

Before I got my real estate licensed and became a real estate agent in the best area of Phoenix I must say. I used multiple real estate agents to sell and put offers in on homes and land. I have to tell you that because of that experience and it wasn’t always easy or good I decided to become a realtor and help others. I’m different and I like to think in my humble opinion better. But before I get off track let me say-most real estate agents I used over the years to buy would fight with me on home much I wanted to offer for a property. Why do you think they did that? Because I wanted to buy at the best price, I would get the property for, and “they” real estate agents just wanted to do the least amount of work and get the property under contract. Seriously. And I still see that today. Same with selling a property. The less you list if for the faster it may sell and that made my real estate agents happy. No, me.

You ultimately set the price, that’s who and that’s the way it should be!

Ok, let’s talk about this for a minute and clean it up and make sure we both understand what I’m saying here. Yes, you tell me or any other realtor what price you want on the MLS and how much you want and hope and expect me to get for your home. We-real estate agents should provide you with the best information of what’s selling in your area and how much we think the house might bring or be worth, but we don’t know any of that for a fact, DON’T let any realtor fool you. If this market it could sit if you list if for too much or it could even go higher than list price, easily. Inventory is low and so many people want to buy a home in the Phoenix AZ area right now and across the USA. Some are willing to pay was more for what ever reason. Nobody knows. And just so you know, you don’t have to take any price unless you want too! Even if you get full price, it’s still your choice to accept or not with no penalties. Lots of people don’t know that and think they have to take it because their realtor got the amount they asked for, not true.

The answer is simply-you do! And if you’re not sure how much then call me and I will be happy to help you and so should any good real estate agent. With all the comparable a good realtor can get you and even share their years of experience it’s you who says how much you want for the home. If the realtor you’re meeting with won’t do it or tries to tell you you’re crazy, then please call me. It’s my job to try and get you what you want, and it should be every realtor. Some have other agendas and that’s ok and lot’s get listings with that attitude, but I’ve been there, and it sucks. Work with someone who listen to you and does what you tell them.
